Partna Housing

Partna Housing is a new community housing service provider based in Toronto. Partna specializes in the provision of planning, design, and project management services to homeowners interested in delivering affordable rental units on their excess lots. Partna offers homeowners access to a software application for project management and tenant management as well as flexible mortgage financing for construction.

Our Role

Raphia Partners served as a Business Advisor to Partna Housing. In this capacity, we:

• Re-designed the Partna business model to limit financial risk and increase market interest

• Developed financial tools for business forecasting

• Developed proforma models to support loan underwriting for initial properties

• Prepared a Business Plan for the project’s Pilot Phase

• Provided development finance expertise and strategic advice to Partna’s leadership team to strengthen corporate stewardship
